There is more information available to buyers regarding market trends, comparable home prices-your competition- and understanding home inspections to gain leverage on the seller.

Not only is there more information available, but todays buyers know how to use it. The average age of first-time homeowners is 34, which means a more mature, experienced buyer.

Home contracts are being cancelled at a higher rate today than ever before. I see the buyer strategy is to be ready with a pre-approval, experienced attorney and experienced agent to quickly pounce on a deal, but just as quickly to cancel it.

Sellers, it’s more important than ever to hire a Realtor to partner with you to negotiate these strategies, and close. I would add, obviously, partnering with a 20 year Realtor who is also a licensed home inspector is even more important.
